Denver is the capital of Colorado and a great liveable city with low crime, good schools, and access to tons of outdoor adventures.  Like many cities in Denver some of the older in town neighborhoods are becoming hot and trendy for young professionals.  In Denver, one of these areas is the Washington Park area.  This area is full of trendy/hip restaurants, bars, etc.. and as you can probably guess Washington Park which has a lake, running trails, golf course nearby.  It is a great in town neighborhood for empty nesters.   Fairview is the leader in Denver Hard Money Lending; below is a recently closed private money transaction on a house in the Washington park area of Denver

  • Borrowers had 7 days to have 500,000 in good funds to purchase the property
  • Borrowers credit excellent but unable to show income since self employed and in the real estate business with lots of expenses
  • Borrower didn’t have time to wait for extensive appraisals, environmental, etc… and knew Fairview could perform
  • House was on the market for almost a year, needed quite a bit of work to make functional (odd layout/design and therefore house did not sell)
