1. Introduction
Fairview Commercial Lending, Inc. (“Fairview,” “we,” “our,” or “us”), operating the Colorado Hard Money lending website at coloradohardmoney.com (the “Site”), is committed to protecting the privacy of visitors to our Site. This Privacy Policy explains what information we collect, how we use it, with whom we share it, and your choices regarding that information.
By accessing or using our Site, you agree to the terms of this Privacy Policy. If you do not agree, please discontinue use of the Site. A cookie consent notice is displayed on our Site; by clicking “Ok” or continuing to browse, you consent to our use of cookies as described herein.
2. About Colorado Hard Money / Fairview Commercial Lending
Colorado Hard Money is a subsidiary of Fairview Commercial Lending, Inc., a privately funded hard money lender that has been operating since 1975. For over 40 years, Colorado Hard Money has served as the premier Denver hard money and private money lender, providing bridge loans, hard money loans, and private money loans on residential investment, commercial, agricultural, and marijuana/cannabis-related properties throughout Colorado. Fairview holds and services all loans it makes using its own capital, with no loan committees and no upfront fees. The firm is headquartered in Evergreen, Colorado, and has been recognized by Mortgage Professional America as a “Hot 100” lender and maintains an A+ BBB rating.
3. Information We Collect
3.1 Information You Provide Directly
We collect personal information you voluntarily submit through our Site, including:
- Newsletter sign-up forms (name and email address) — offered on the homepage (twice) and the Contact page, to join our weekly Colorado real estate and finance newsletter (25,000+ subscribers)
- Contact / Ask Us A Question form (name, email address, subject, and message)
- Loan application forms (accessed via fairviewlending.com — name, property details, financial information, loan purpose)
- PDF download requests (Hard Money Guide download)
3.2 Information Collected Automatically
When you visit our Site, information is collected automatically through cookies and tracking technologies (detailed in Section 4), including:
- IP address and approximate geographic location
- Browser type, version, and language settings
- Operating system and device type
- Pages visited, time on page, scroll depth, and navigation paths
- Referring URL (the website that directed you to ours)
- Clicks on calls-to-action, links, and navigation elements
- Blog post engagement and content interaction data
- Video interaction data (play, pause, and completion of the homepage background video)
4. Tracking Technologies Used on This Site
The following specific tracking technologies have been identified on coloradohardmoney.com. This site has the most extensive tracking footprint across all Fairview brand properties, primarily due to the presence of two active Google Tag Manager containers.
Important Note: This Site operates two simultaneous Google Tag Manager containers (see Sections 4.1 and 4.2). Each container can independently deploy and fire tracking tags. Website administrators should periodically audit both containers to ensure only intended tags are active and that no legacy or redundant tracking is running.
4.1 Google Tag Manager — Primary Container
Technology: Google Tag Manager, Primary Container
Third Party: Google LLC
Purpose: Primary tag deployment and management platform
A Google Tag Manager container is confirmed present on every page of this Site. GTM is a tag management system that loads and fires other tracking scripts — including Google Analytics, the Facebook Pixel, the LinkedIn Insight Tag, and other marketing or analytics tags — without requiring direct code changes to the website. This is the primary container and is the main delivery mechanism for all marketing and analytics tracking on the Site.
- _dc_gtm_UA-* or _dc_gtm_G-* — Throttles Google Analytics request rate; expires after 1 minute
4.2 Google Tag Manager — Secondary Container
Technology: Google Tag Manager, Secondary Container
Third Party: Google LLC
Purpose: Secondary tag deployment (purpose and contents to be audited)
A second, independent Google Tag Manager container fires on every page alongside the primary container. The presence of two simultaneous GTM containers is uncommon and may indicate a legacy container that was not removed when a new one was deployed, or a deliberate separation of tag categories (e.g., analytics in one container, advertising in another). Both containers fire on every page load. We recommend a full audit of this secondary container to confirm its contents and purpose, and to remove it if it is no longer needed.
4.3 Google Analytics (via GTM)
Technology: Google Analytics 4 (GA4), deployed via Google Tag Manager
Third Party: Google LLC
Purpose: Website analytics, traffic measurement, blog performance, and conversion tracking
Google Analytics is deployed through the GTM container(s) to measure how visitors find and use our Site, including traffic sources, popular blog posts, newsletter signup conversions, and loan application click-through rates. The active blog (with regular posts on Colorado real estate trends) generates significant page-view data. Google’s privacy policy is available at policies.google.com/privacy. Typical cookies include:
- _ga — Distinguishes unique users; expires after 2 years
- _ga_[ID] — Persists GA4 session state; expires after 2 years
- _gid — Distinguishes users over a short window; expires after 24 hours
- _gat_gtag_UA-* — Throttles analytics request rate; expires after 1 minute
4.4 Google Search Console Verification
Technology: Google Search Console (meta site verification tag present on all pages)
Third Party: Google LLC
Purpose: Search performance monitoring, indexing status, and site verification
A Google Search Console site verification meta tag is present on every page, confirming site ownership with Google and enabling monitoring of search ranking performance, keyword traffic, and indexing status for the Site’s blog content and loan program pages. This tag does not place additional cookies on visitor devices.
4.5 Facebook / Meta Pixel (via GTM)
Technology: Facebook Pixel, deployed via GTM
Third Party: Meta Platforms, Inc.
Purpose: Advertising measurement, retargeting, and conversion tracking
This Site is the primary home of the Fairview Facebook business page (facebook.com/coloradohardmoney), as confirmed by the Facebook Publisher meta tag present on all pages. The Facebook Pixel, deployed via GTM, tracks visitor activity to measure the effectiveness of Facebook and Instagram ad campaigns and to enable retargeting of previous Site visitors. Meta’s data policy is available at facebook.com/privacy/policy. Typical cookies include:
- _fbp — Identifies browsers for ad delivery and measurement; expires after 90 days
- _fbc — Stores Facebook click IDs from paid ad referrals; expires after 90 days
4.6 LinkedIn Insight Tag (via GTM)
Technology: LinkedIn Insight Tag, deployed via GTM
Third Party: LinkedIn Corporation (Microsoft)
Purpose: Professional audience analytics, ad conversion tracking, and retargeting
The Site integrates with Fairview’s LinkedIn company page (linkedin.com/company/fairview-lending) via header and footer follow links. The LinkedIn Insight Tag, deployed via GTM, enables conversion tracking, professional demographic analytics, and retargeting of real estate professionals through LinkedIn advertising. LinkedIn’s privacy policy is available at linkedin.com/legal/privacy-policy. Typical cookies include:
- li_fat_id — Member indirect identifier for LinkedIn ad attribution
- bcookie — Browser identifier; expires after 2 years
- lidc — Facilitates data center selection; expires after 24 hours
- UserMatchHistory — LinkedIn ad matching; expires after 30 days
4.7 WordPress / Divi Platform Cookies
Technology: WordPress CMS with Divi Theme
Purpose: Core website functionality, blog platform, and page builder operation
WordPress and the Divi page builder set functional cookies required for the Site to operate correctly. These are not used for advertising or cross-site tracking. Typical cookies include:
- wordpress_test_cookie — Verifies browser cookie support
- wp-settings-[user_id] — Stores WordPress interface preferences (administrator use only)
- wordpress_logged_in_[hash] — Tracks administrator login state; not set for general visitors
- et_pb_ab_view_page_[post_id] — Set by Divi’s A/B testing module for page layout optimization
4.8 Cookie Consent Plugin
Technology: Cookie consent/notice banner (displayed on every page)
Purpose: Obtaining and recording visitor cookie consent
A cookie consent notice reading “We use cookies to ensure that we give you the best experience on our website” is displayed on every page. Clicking “Ok” sets a cookie to record your consent and prevent the notice from reappearing on future visits. Typical cookie:
- cookielawinfo-checkbox-* or viewed_cookie_policy — Records acknowledged consent; typically expires after 1 year
4.9 Twitter / X Card Meta Tags
Technology: Twitter Card meta tags (twitter:card = summary_large_image on all pages)
Third Party: X Corp. (formerly Twitter, Inc.)
Purpose: Social sharing rich preview formatting on X/Twitter
Every page includes Twitter Card meta tags (twitter:card set to summary_large_image) that control how our content — including blog posts with images — appears when shared on X. These tags do not place cookies on your device directly but transmit metadata to X’s servers when a link is shared or previewed on the platform.
4.10 Open Graph / Facebook Publisher Meta Tags
Technology: Open Graph protocol meta tags and Facebook Publisher tag (on all pages)
Purpose: Rich preview formatting and Facebook page association
Open Graph tags (og:title, og:description, og:image with full dimensions, og:url, og:type) are present on all pages and control how our content appears when shared on Facebook, LinkedIn, and other platforms. Additionally, a Facebook Publisher meta tag explicitly associates this Site with the Fairview Facebook page (facebook.com/coloradohardmoney), which supports Facebook’s attribution and audience insights features.
4.11 Self-Hosted Video Content
Technology: HTML5 video player with MP4 file hosted on coloradohardmoney.com
Purpose: Promotional background video about Fairview’s lending services
The homepage features a promotional background video served directly from our own web server (coloradohardmoney.com/wp-content/uploads/). Because no third-party video platform (YouTube, Vimeo, Wistia) is used, no external advertising or analytics cookies are triggered by video playback. This is the better privacy practice compared to embedding third-party video players.
4.12 BBB Accreditation Seal
Technology: Better Business Bureau A+ accreditation seal link (bbb.org)
Third Party: Better Business Bureau
Purpose: Displaying A+ accreditation status (since 1975)
The Site references Fairview’s A+ BBB rating with a link to the BBB business profile page. This is an outbound hyperlink only — no BBB seal script or widget is embedded — so no BBB tracking occurs unless you click through to the BBB website.
4.13 Google Reviews Link
Technology: Google Business Profile review link (outbound link only)
Third Party: Google LLC
The Site links to Fairview’s Google Business Profile reviews page in the footer and homepage testimonials section. This is an outbound link only; no Google Reviews widget is embedded, so no additional tracking occurs unless you click through to Google.
4.14 Newsletter / Email Marketing Service
Technology: Email list management service (three newsletter signup forms across the Site)
Purpose: Delivering weekly Colorado real estate and finance newsletter to opt-in subscribers
Three newsletter signup forms (two on the homepage, one on the Contact page) collect your name and email address to subscribe to our weekly newsletter for Colorado real estate and finance professionals. With over 25,000 subscribers, this newsletter is a primary communications channel. Subscription data is processed through a third-party email service provider. Every newsletter email includes an unsubscribe link.
4.15 Third-Party Media Outlet Links
Technology: Outbound hyperlinks to third-party publications
Our Site links to third-party media outlets where Fairview has been featured, including Colorado Biz Magazine (cobizmag.com), Colorado Real Estate Journal (crej.com), Mortgage Professional America (mpamag.com), and The Denver Post (denverpost.com). These are outbound links only; clicking them will take you to those publishers’ websites, which have their own privacy policies and tracking.
5. How We Use Your Information
We use collected information to:
- Evaluate and respond to hard money and bridge loan inquiries and applications in Colorado
- Deliver the weekly Colorado real estate and finance newsletter to opt-in subscribers
- Respond to questions submitted through the contact form
- Measure and optimize the performance of advertising campaigns across Google, Facebook/Meta, and LinkedIn
- Analyze website and blog traffic to improve content quality and search rankings
- Track loan application funnel performance and newsletter conversion rates
- Fulfill PDF download requests (Hard Money Guide)
- Comply with applicable legal, regulatory, and lending licensing requirements in Colorado and other states where Fairview operates
- Protect the security and integrity of our Site and business operations
6. How We Share Your Information
We do not sell your personal information to third parties. We may share information in the following limited circumstances:
- Advertising Platforms: Aggregated or pseudonymous data is shared with Google, Meta, and LinkedIn as part of advertising measurement and campaign optimization, subject to each platform’s own privacy policies.
- Email Service Provider: Newsletter subscriber data (name and email) is processed by our third-party email platform to deliver newsletters.
- Service Providers: Trusted vendors who assist with website hosting, analytics, and communications, all contractually bound to protect your data.
- Legal Requirements: When required by law, subpoena, court order, or government authority, including Colorado and Georgia regulatory requirements applicable to private lenders.
- Business Transfers: In connection with a merger, acquisition, or sale of assets, with appropriate confidentiality protections in place.
- Affiliated Fairview Brands: Information may be shared across Fairview brand properties (fairviewlending.com, georgiahardmoney.com, denverhardmoney.com) for the purposes of lending operations, consistent with this policy.
- Internal Funding & Risk Management: To the extent permissible by law, for internal lending considerations and risk management, only with organizations that meet our privacy standards.
7. Financial Privacy Practices
As a privately funded hard money lender, we are committed to the following financial privacy practices:
- We collect customer information only to the extent needed to evaluate and fund loan transactions.
- We protect your information from unauthorized access using established security standards.
- We actively seek to verify your identity before assisting you.
- We do not share or sell customer information to parties who wish to market their products or services to you.
- We take all reasonable steps to dispose of personal information in a manner that prevents unauthorized access.
- Any organization providing services to our company is required to meet our privacy standards.
8. Your Privacy Choices
8.1 Cookie Management
Most web browsers allow you to manage cookie preferences in their settings. Disabling cookies may affect Site functionality, including newsletter signup and contact forms. Browser-specific instructions:
- Chrome: Settings > Privacy and security > Cookies and other site data
- Firefox: Settings > Privacy & Security > Cookies and Site Data
- Safari: Preferences > Privacy > Manage Website Data
- Edge: Settings > Cookies and site permissions
8.2 Google Analytics Opt-Out
You may opt out of Google Analytics tracking by installing the Google Analytics Opt-out Browser Add-on at tools.google.com/dlpage/gaoptout. This will prevent data from being sent to Google Analytics regardless of which GTM container fires it.
8.3 Google Tag Manager
Because this Site operates two GTM containers, both may independently load tracking tags. Opting out of individual platforms (Google Analytics, Facebook, LinkedIn) via their respective opt-out tools is the most reliable method to limit data collection from tags deployed through GTM. Browser extensions such as uBlock Origin or Privacy Badger can also block GTM container scripts entirely.
8.4 Facebook Ad Preferences
You can manage your Facebook ad preferences, including opting out of interest-based advertising, at facebook.com/ads/preferences.
8.5 LinkedIn Ad Opt-Out
You can opt out of LinkedIn retargeting by visiting linkedin.com/psettings/guest-controls/retargeting-opt-out.
8.6 Newsletter Unsubscribe
You may unsubscribe from our newsletter at any time by clicking the unsubscribe link included in every newsletter email, or by contacting us directly using the information in Section 13.
8.7 Do Not Track
Our Site does not currently respond to “Do Not Track” browser signals. We will update this policy if our practices change.
9. Data Security
We implement commercially reasonable administrative, technical, and physical safeguards to protect your personal information, including secure HTTPS transmission across all pages, access controls, and data minimization practices.
No method of data transmission over the internet is 100% secure. If you have concerns about the security of information you have provided to us, please contact us immediately using the details in Section 13.
10. Children’s Privacy
Our Site is directed exclusively at real estate investors, borrowers, and finance professionals. We do not knowingly collect personal information from individuals under the age of 18. If you believe we have inadvertently collected information from a minor, please contact us and we will promptly delete it.

This Privacy Policy applies only to coloradohardmoney.com. We encourage you to review the privacy policies of any third-party or affiliated sites you visit.
